Are Reserve Studies Required in Tennessee?

Tennessee law includes reserve-study requirements for most condominium associations governed by the Tennessee Condominium Act of 2008.

Under Tennessee Code § 66-27-403, qualifying unit owners’ associations must conduct or update a Reserve Study when statutory conditions apply. The law generally addresses condominium associations responsible for common elements with an aggregate replacement cost exceeding $10,000. Qualifying associations must update their Reserve Study at least once every five years and review reserve funding annually.
